OVERVIEW 

With an approved plan and cost the Design Drawings are set so the design doesn’t change but it is developed into a thorough and precise set of Construction Documents. In the Construction Documents Phase these drawings and specifications are developed to have all of the details, dimensions, and notes necessary to communicate the entire design intent to the builder.  

PURPOSE

THE PROCESS

The drawings and documents are noted and detailed to explain how the building components should be connected, specify all of the materials, finishes, fixtures, equipment, and appliances to be installed, and drawings are coordinated and synced up with the structural engineer’s and any other consultants drawings. Even though the design is mostly set in the DD phase, the Construction Documents Phase often requires the most time. This is a critical step in the process of successfully and accurately executing the design you have invested in. 

Early in this phase there may still be options on the table for some of the items to be specified. Clients should be prepared to make decisions during this phase as recommendations and options will be presented and you will have the final say.

DELIVERABLES 

Drawings and Specification for Construction and the entire project along with details about structural, mechanical, plumbing, materials, finishes and every detail of the building and project.
