Schematic Design Phase

OVERVIEW

In the Schematic Design phase, all the information collected in the previous Pre-Design (PD) Phase comes together determining your home’s purpose, function, character, quality, approach and style as well as methods of construction. This program gets translated into the first set of drawings for your project called the Schematic Design Set. This is where the look and feel of your project comes to life.

PURPOSE

To produce the Schematic Design Set of drawings, your preliminary design concept actualized on paper, so you can see what it will look like, calculate a conceptual budget and so that you can share your vision or preliminary design with family members, investors, lenders, ARC review boards, community review boards, have preliminary conversations with structural engineers, permit authorities and builders. This set is the Prerequisite to the Design Development (DD) Phase which is where a more detailed architectural drawing set gets produced, called the DD Drawing Set which you will use to get detailed quotes and permits, once stamped by your local engineering team.

THE PROCESS

This preliminary design process starts to take on a drawn form implementing the building program, showing the scale and relationships; between the building and the land, and the spaces within.

The design is more fluid at this point and this is where we will need most of your input in the project. Changes can come later but it’s easiest to make changes at this Phase. You can expect to have several meetings in this phase and be quite engaged for feedback and approval to move the work along.

This phase may also include specialty consultants depending on your program. Engineering is usually involved at the end of this Phase or the beginning of the next phase, called the Design Development Phase (DD PHASE).

DELIVERABLES

The Schematic Drawing Set is comprised of a Site Plan, Floor Plans, Exterior Elevations, 3D model Perspective Drawings, and may include crucial Building Cross Sections, or other various visuals.

Everything in the PD Phase will be included in the SD Phase when purchasing the SD2 Package – See Below.
